Minimum Qualifications and Requirements
Please review the list of minimum qualifications and requirements below for all applicants submitting an application for rent for the property located at 5521 Westmont Rd, Whittier, CA. Applicants that do not meet the minimum qualifications and requirements as outlined below may be denied tenancy.
All adults living in the home (occupants) must submit a separate application and non-refundable fee and authorize verification of details and minimum qualifications and requirements as outlined in the application.

Good Credit History - all applicants must demonstrate a good credit history as provided by a credit report to be run by landlords. A minimum Credit Score of 650 is required to qualify for tenancy.

Demonstrated Income - all applicants must have demonstrated income greater than or equal to three-month’s rent.

Debt to Income (DTI) - we may consider applicants' total monthly debt obligations in relation to their income. Excessive debt, even with a good credit score, may affect eligibility.

Evictions - no applicants may have an eviction on record.

Bankruptcy - no applicants may have filed for bankruptcy in the past 7 years.

Personal References - all applicants must provide upon request at least 3 references that can attest to character and responsibility that have known the applicant for at least 3 years. Personal references may not be another occupant/applicant of this property.

Pets - Pets are allowed as follows: Dogs under 25lbs (max 2), small rodents (hamster, guinea pig, etc), reptiles, and fish. No tanks over 10 gallons. No Cats.

Smoking - This is a non-smoking property. Smoking is NOT allowed in any areas of the property, inside or out.

Parking - Property does not have a driveway. Street parking for 2 cars is available in front of property and garage for one vehicle is on property.

Subletting and Arbitrage - Subletting and Arbitrage are NOT allowed. No person(s), other than those on the lease, may occupy the property for any amount of time when the Tenant(s) are not present. This includes subletting the property or offering the property as a short-term rental. Violation of this will result in immediate violation of the lease and eviction from the property.

Payments - All payments including application fee, deposit to hold, security deposit, and rent can be made via Zillow Payments unless otherwise agreed to in writing by Landlord and Applicant. Venmo account information for payment is included in the application.

Move-in Requirements -

Deposit to Hold - once application is accepted by landlords, applicant(s) will be notified via email of decision and for a Deposit to Hold in the amount of $4000. The Deposit to Hold is due within 24 hours of application approval in order to take the property off the rental market and prepare it for your move-in. The Deposit to Hold is non-refundable. If you are unable to continue with signing the lease after the Deposit to Hold has been submitted, the deposit is forfeited to the landlord. Once the lease is signed and all move-in requirements are complete, this deposit will be rolled over to cover 1/2 of the Security Deposit.

Deposit to Hold is not required, however, the Landlord will continue to show the property and accept and process applications until Lease is signed in the absence of a Deposit to Hold.

Security Deposit - a Security Deposit in the amount of $8000 will be due to the landlord at least 3 days before lease start date.

First-Month’s Rent - rent for the first month of $4000 is due by the lease start date
